While interest rates have hit a 20 year high and some national markets are softening, the Sarasota Real Estate Market continues to show resilience as we enter August. Average Days on Market for condos and single family homes hit 45%, which is significantly higher than last year, but only about 50% of the typical 90 day average in years past. Average sales prices have plateaued, but are not receding as many had expected. Sarasota remains one of the top destinations for homebuyers relocating from out of state to Florida and within Florida. A huge factor in keeping prices high is low inventory. The Sarasota market has roughly 60% of the normal inventory for the end of July. A big contributor to the lack of inventory is owners who may be interested in selling, but are reluctant to purchase a new home with today's high interest rates. Another development is the re-emergence of the Home Sale Contingency. In a hot sellers market, it was nearly impossible to compete against other buyers if you still had to sell your home in order to purchase a new one. Many sellers refused to entertain any contingencies during the last few years. As the market balances back to a more neutral environment, sellers are having to consider this risk when reviewing an offer. Buyers are having to make the rest of their offer very appealing, but we have had success recently advising a couple of buyer clients to get their offers get accepted.
